What we do
We are a private money brokerage. Instead of sending the same request everywhere, we review the property, financing goal, timeline, and exit strategy, then identify lenders whose guidelines fit the deal.
Whether this is your first investment or your next flip, you receive clear guidance through the funding process and access to multiple lender options.
Quick answers, local-market familiarity, and support from initial review through closing.
Loan programs
Compare options for renovating, holding, bridging, or building an investment property.
Short-term financing designed for acquisitions and renovation projects where speed matters.
Long-term financing that uses the property’s rental income to determine qualification and loan fit.

Flexible short-term financing for acquisitions, refinances, and transitions when timing matters.

Construction financing for qualified builders and investors developing a property from the ground up.

About SPhillips Capital
Stephen Phillips Jr. helps first-time and experienced real estate investors evaluate their projects and reach lenders whose programs fit the deal.
SPhillips Capital combines familiarity with the local market, access to multiple lending sources, and practical knowledge of what it takes to move a loan toward closing.
Every deal is different. We focus on the property, borrower experience, capital plan, timeline, and exit strategy, then work toward a financing option that makes sense for the full picture.
Frequently asked questions
A refinance generally does not require a new down payment. Whether cash is needed at closing depends on the new lender's leverage limits, the property's current value, payoff amount, closing costs, and available equity.
Some lenders accept borrowed funds or a HELOC as the source of funds, while others do not. We identify the source upfront and match the request to a lender whose guidelines allow it.
Yes, some lenders allow equity from other properties to support a new loan or portfolio structure. The right approach depends on the properties, liens, values, and lender guidelines.
For a short-term rental, lenders commonly look for documented operating history rather than relying only on projected Airbnb income. Requirements vary, so actual past performance and the lender's short-term-rental rules matter.
No. These are business-purpose, non-owner-occupied loan programs. The borrower cannot use the property or one of its units as a primary residence.
Yes. Lenders care about experience, but first-time investors can qualify. Credit, property cash flow, liquidity, and the rest of the borrower profile may carry more weight when there is no prior track record.
Many lenders prefer loans of at least $75,000, but there is no single minimum across the market. Some lenders consider smaller balances, so the goal is to find the right program for the property and request.
For the purchase, 80% loan-to-cost generally means a 20% down payment. The lender may then fund 100% of the approved rehab budget through draws, provided the total loan remains within its after-repair-value limit—for example, 65% of ARV. It does not mean the borrower must pay 20% of each rehab draw.
